NanoTech Materials Roof Cleaner is a high-performance, waterborne cleaning solution formulated to prepare single-ply and rubber-based roofing systems—especially weathered EPDM—for coating. Its proprietary formula removes chalking, surface oils, degraded surface rubber, and embedded dirt that standard power washing leaves behind, ensuring maximum adhesion for NanoTech Materials Cool Roof Base Coat and other topcoats.

USAGE:

  • Cleans and prepares single-ply and rubber-based roofing membranes (EPDM and similar) by removing

chalking, surface oils, degraded rubber, and embedded surface residue

  • Diluted 10:1 with water for general cleaning of roofs, decks, concrete, and steel
  • Use at lower dilutions for heavier soiling and staining
  • Use at full strength (no or minimal dilution) to remove old paints and adhesives

APPLICATION:

  • Sweep loose debris from all areas to be cleaned.
  • Stir product well before use.
  • Dilute 10:1 with water. Apply diluted cleaner with a low-pressure sprayer (e.g., garden sprayer) at

approximately 300–500 sq ft per gallon, or 1 gallon per 150 sq ft at full dilution.

  • Keep the surface wet for 5–10 minutes. After 1 minute of soaking, agitate with a stiff-bristle broom or

power scrubber.

  • After 5–10 minutes, thoroughly power-wash all surfaces at a minimum of 2,000 psi using a wide fan tip.

Failure to power-wash will result in poor coating adhesion.

  • Rinse completely until water runs clear with no soap bubbles.

ENVIRONMENTAL CONDITIONS:

This product is water-based and must not be used in freezing or near-freezing temperatures. Do not apply if ambient or surface temperatures are expected to drop below 35°F within 24 hours.
